We treat personal data on HUISenAANBOD.nl with strict confidentiality. Our objective is to store as little personal information as possible. Below we inform you about the type of personal information we store when you visit our website. As an anonymous visitor, it is necessary for the proper functioning of our website to place two cookies on your computer or device. A first cookie is required for the functionality of our saved listings. By storing a random 10-digit number on your system, we are able to remember which advertisements you would like to see again in your saved list. A second cookie is required for the functionality of our webshop so that the items in your shopping cart are retained during your visit. In addition, we record your IP address in certain log files to prevent misuse of our website. In this way, we can prevent spam and unwanted use by temporarily blocking an IP address if necessary. With this information, you remain anonymous to us as a visitor. When you place an order or publish an advertisement on our website, we are required to store your name, address and place of residence details. If you provide them yourself, we also store your telephone number and email address. We will never transfer or sell such information to third parties. We do not store any financial information in our system, as all financial transactions take place in secure payment environments such as iDEAL|Wero and PayPal. To finance our website, we use Google AdSense, a commonly used system for displaying paid advertisements, as well as other advertisers offering related products and services. To make this possible, cookies and web beacons are also stored on your device. These allow certain technical data to be read, such as the web browser used and the activation of Javascript. The advantage of this is that you are shown advertisements that better match your interests, partly through Google’s use of DoubleClick DART cookies. If you prefer not to receive personalized advertisements, you can choose this during the cookie consent declaration. In addition, you can manage your advertising preferences within the Google Display Network via https://www.google.com/ads/preferences/. Here you can add or remove certain interests. It is important for you to know that, despite the tailored ads, you remain completely anonymous to us. No personal data such as name and address is stored. By completing the contact form for a listed property, you explicitly authorize HUISenAANBOD.nl to transfer your submitted personal data and request entirely to the relevant advertiser (private individual or real estate agent). This allows the advertiser to provide the information you requested. You agree that HUISenAANBOD.nl bears no responsibility for the data transferred to the advertiser. Responsibility is transferred to the advertiser. HUISenAANBOD.nl does not process your data further and acts solely as a forwarding service. Any further communication will take place between you and the advertiser.

Terms and Conditions of Use of HUISenAANBOD.nl

To advertise on HUISenAANBOD.nl, registration is required, and a valid email address must be provided where the advertiser can be reached.

It is prohibited to publish advertisement texts or photos that infringe upon the (intellectual) property rights of third parties, unless the advertiser has obtained explicit permission.

An advertiser may only offer one property or project per advertisement. It is therefore not permitted to combine multiple properties in a single advertisement. Advertisement texts must solely aim to present one property with the intent of selling or renting it.

Advertisements may not contain commercial texts, references, external links, or be primarily intended for advertising purposes. HUISenAANBOD.nl reserves the right to modify or remove advertisements without notice or consent if the above conditions are not met, or if a complaint is received that the advertisement is unlawful or causes issues such as fraud, deception, misrepresentation, copyright violations, or otherwise violates any law or our policies.

It is prohibited to use advertisement texts, photos, or articles published on HUISenAANBOD.nl for activities that infringe the intellectual property rights of third parties.

Liability and Indemnification – Disclaimer

By accessing and using HUISenAANBOD.nl, you as an advertiser and/or visitor agree to the following terms. HUISenAANBOD.nl cannot guarantee that the nature and content of the information is correct, complete, or up-to-date, as all information is provided by advertisers. Responsibility for accuracy and completeness rests solely with the advertisers.

HUISenAANBOD.nl does not guarantee that the information and materials offered on the website are complete, accurate, up-to-date, free of copyright, or virus-free. We are not liable for any damages suffered by advertisers, visitors, or third parties as a result of using the website, the information provided, or external links. We are also not liable for damages arising from the use of services or information from third parties made available through HUISenAANBOD.nl, or for damages related to cookies.

We are not liable for damages caused by electronic communication, including but not limited to failure or delay in delivery, interception or manipulation of messages by third parties (such as phishing), or viruses transmitted via software or hardware used for electronic communication.

The continuous and error-free operation of this website cannot be guaranteed, partly because we depend on third parties. HUISenAANBOD.nl is not liable for damages resulting from disrupted access or use of the website.

We are not liable for damages resulting from fraud, deception, misuse, misrepresentation, copyright infringements, or other violations of laws and regulations. Visitors and advertisers are solely responsible for carefully verifying information obtained via HUISenAANBOD.nl and for evaluating persons or companies they request additional information from. We strongly recommend consulting a qualified lawyer abroad when buying or selling a property.

Visitors and advertisers fully indemnify Uitgeverij Kurant against all claims from third parties alleging damages as a result of using and/or publishing information or visual material on HUISenAANBOD.nl.

The above Privacy Policy and Cookie Policy apply only to HUISenAANBOD.nl and not to other advertiser websites linked via external links.

HUISenAANBOD.nl is solely a platform and is not a party to any agreements between buyer and seller.

All legal relationships between Uitgeverij Kurant and users or advertisers of HUISenAANBOD.nl are governed by Dutch law. In case of differences in interpretation, the Dutch version shall prevail.

Advertisements by private individuals

Private individuals have a one-time right to place an advertisement, which will be published free of charge for 14 days on HUISenAANBOD.nl. After this period, the advertiser may choose to continue advertising for a fee. If no payment is made, the advertisement will be taken offline. By completing the payment and activating the advertisement, the advertiser agrees to the immediate execution of the service and waives the right of withdrawal.

Private individuals can choose whether an advertisement is published for 3, 6, or 12 months. Longer periods receive an attractive discount. Paid advertisement fees are non-refundable, for example, if the advertiser decides to remove the advertisement before the end of the period. However, the advertiser may place another advertisement until the end of the period.

If HUISenAANBOD.nl fails for any reason to publish the advertisement during the scheduled period, the private advertiser is entitled to a pro-rata extension of the advertisement period, corresponding to the time the advertisement was not online. The burden of proof and request for this compensation lies with the advertiser. Except for the above-mentioned compensation, any other claim is explicitly excluded.

Advertisements by business parties

Business advertisers, such as real estate agents, must deposit a Prepaid balance before they can place advertisements on HUISenAANBOD.nl. Daily, the applicable costs are deducted automatically from the advertiser’s Prepaid balance. Account holders can review their daily usage and costs via their account. Business advertisers are solely responsible for their advertisements and the associated costs as listed under the “Rates” tab.

When the Prepaid balance is depleted, HUISenAANBOD.nl has the right to immediately take the advertisements offline and temporarily freeze access to previously received information requests. HUISenAANBOD.nl may also choose to display the advertisements in a limited form for up to 14 days, potentially resulting in a negative Prepaid balance. If the advertiser chooses to stop advertising, this negative balance is not owed to HUISenAANBOD.nl.

The deposited Prepaid balance of a business advertiser can, under certain conditions, be requested when the advertiser stops advertising. Remaining Prepaid credit may be requested from the first day of a month, provided at least 3 months have passed since the last deposit. Private advertisers posing as businesses are excluded from refunds, at the discretion of Uitgeverij Kurant. The initial deposit of €150 for an XML connection is non-refundable. A €15 administration fee applies for withdrawal of Prepaid credit. Any received bonus credit does not count as Prepaid credit.

Business advertisers can choose daily between two pricing models: - Daily Rate: costs based on the number of advertisements placed per day. - Performance Rate: costs based on actual results delivered by HUISenAANBOD.nl. Applicable rates are displayed under the “Rates” tab in the advertiser’s management panel. Rates may be adjusted annually based on CPI inflation correction.

If HUISenAANBOD.nl fails to display advertisements during the scheduled period for any reason, the business advertiser is entitled to a credit of advertising costs for the days the advertisements were not online. The burden of proof and request for this compensation lies with the advertiser. Processing of any XML feed is excluded, as it is a free service with no entitlement. Apart from this compensation, any other claim is explicitly excluded.

Nothing published on HUISenAANBOD.nl may be reproduced, stored in an automated database, or made public in any form or by any means — electronic, mechanical, by printouts, copies, or otherwise — without prior written permission from the publisher. All rights reserved.
