The villa "QUINTA DA VALADA" comprises two houses set on a 1ha of land with botanical gardens, pool, waterwells, borehole, greenhouse, workshop area, ancient fruit and olive trees, mixed forest and agricultural land. It holds a license for a B&B.
Both houses are registrated and have a habitable licence.
The first (main) house is a 100 year old quinta built from granite rocks cut from the land. The quinta was renovated in 1989 and 2017 under the guidance of professional workers. It has insulated ceilings and has mostly double glazed aluminium windows and doors. The 250m2 quinta holds 4 bathrooms and 3 kitchens and is divided in a 3 level building with 2 apartments and 4 bedrooms, living room and workshop room and a cellar. Outside you will find a covered patio of 50m2 with amazing mountain views. The quinta is located south west.
The quinta is heated in winter with a wood-burning system which is linked to radiators in the other rooms. (central heating).
The stove also heats water for a 300 litre storage tank. In summer the hot water tank is heated by a solar panel water heater.
The second house (guesthouse) 65m2 was constructed in 2005 and renovated in 2018. It consists of 3 levels totally approximately 60m2. Downstairs there is an open space kitchen-lounge-dining area opening to 3 terraces.
There is a separate bathroom with shower, toilet/washroom. The spaces are heated with a pellet burner.
Other buildings on the 1ha land are a yoga platform 65m2 (perfect for glampingtent), storage shed/garage, 100m2 greenhouse, chicken house, two wood-sheds, storage sheds.
Apart from the house, water comes from 3 other covered wells and a 50,000 litre storage tank. This serves both for irrigation and fills up the swimming pool for free and feeds the gardens. The wells are all linked with sub-surface tubes to the pool from which water can be pumped and run by gravity throughout the land.
The land area is a botanical garden, with about 10,000m2 of cultivated land planted with more the 50 different kind of fruit and vegetables and the rest in a mixed forest of wild oaks of several species of pines .There are over 85 full grown olive trees. This forest of varying tree age and species supplies all the wood needed for winter heating.
The gardens with fruit trees and scrubs such as macadamia, avocado, hazelnut, almond, oranges, apple, pear, quince, fig, apricot, walnut, lemon, lima, mandarins, plums, etc. Have been carefully designed to give fresh produce all year round and were maintained in a sustainable manner during the last 40/100 years by the last owners, recycling and composting to improve the soil and crops.
The quinta has mains electricity municipal water, telephone lines, internet access (fibre).
The furniture is NOT included in the price, but It’s possible to buy it separately. This includes beds, washing machine, gas and wood stoves, tables, chairs, etc. So the houses are ready for immediate occupation by the new owners and run the B&B.
It is 2km from Figueiró dos Vinhos where you can find cafés, big shops (Intermaché, Mini-preco) and restaurants, post office, medical centre, creche and primary school swimming pool and a bus station that connects you to Porto/Lisboa etc. Easy to walk to town and still the house is located very private.
40km away from Coimbra and Tomar, within 1hr from the beach.
