Nestled in the hills of Todi, this property offers a peaceful and private setting, ideal for those seeking a retreat away from the daily hustle. Its proximity to the historic center of Todi makes it a unique opportunity to combine the tranquility of the countryside with the cultural richness and amenities of the area.

Description
The property covers a total area of 3,000 sqm and consists of a main farmhouse of 500 sqm divided into 5 apartments, featuring a total of 10 bedrooms and 13 bathrooms. Additionally, there is a detached annex with a further 65 sqm apartment comprising 3 bedrooms and corresponding bathrooms. The estate also boasts a wellness center of over 300 sqm, a 30 sqm tool shed, and two warehouses totaling 2,100 sqm, offering potential for further development subject to authorization from the Municipality of Todi. The recently built wellness center is laid out on a single floor and includes: a Jacuzzi whirlpool, Turkish bath, Finnish sauna, 3 sensory showers, a relaxation room, a gym, a massage room, changing rooms, a games room, and 4 bathrooms. This exclusive property is complemented by a private garden with a 110 sqm swimming pool and 7 hectares of land featuring olive groves, woodland, and arable fields.

State of repair
The Villa is an integral part of the history of Todi and the entire surrounding area, with documented evidence of its existence dating back to the 1400s. However, its origins are almost certainly much older, as an extensive and meticulous restoration completed in 2004 and repeated in 2024 brought to light artifacts dating back to the Roman era. In 1999, the current owners began renovation work that restored the Casale with views of Todi to its former glory. A bronze coin depicting “Caesar Augustus,” mosaic fragments, numerous worked travertine stones, and load-bearing arches made of stone and bricks attest to the fact that the current building was constructed following the demolition of the so-called “Palazzo di Traiano,” a Roman villa whose remains in concrete, still present today, correspond to the ancient foundations. The structure was then owned for many centuries by the Nuns of the ancient order of the Lucrezian Sisters, as evidenced by a notarial deed dated August 9, 1699, signed by architect Francesco Sforzini. They resided there at least until August 23, 1747, the year when the small internal church dedicated to Saint John was stripped of the fresco depicting the “Virgin on the Throne with Child,” which was transferred to the internal chapel of a parish church where it remains preserved. All buildings, which are in excellent condition, feature stone walls, wooden ceilings with terracotta tiles, and doors, gates, and window frames crafted from solid wood.

Utilities
All necessary utilities are present: water supply is ensured by connection to the municipal aqueduct and a well. Gas supply from the LPG tank. Photovoltaic system of approximately 37 kW - air conditioning - alarm system.
