Roccaverano, Langa Astigiana.In an unspoilt natural setting of great beauty, we propose this farmhouse composed of several buildings in original Langa stone.Access to the property, which could be defined as a small hamlet, is, in the last stretch, by a dirt road, about 200/300 metres. The road, an old communal road now disused, ends at the property.It consists of 2 units:- the first is a property of about 250 square metres on three levels, with bathroom and large room on the ground floor, archivolt, cellar with stone vault, further stone storage room with vaults. Staircase access to the first floor where we find another bathroom, large ex-living room, another room above the archivolt and two further through rooms. With internal access by a stone staircase two further rooms on the second floor.The structure is entirely of Landa stone, partly with exposed stone and partly plastered, the roofs are to be checked but appear to be in fairly good condition, the windows are single glazed wood, water, light, stove heating. Nice source of water still present despite the recent dry spells.-- the second, with a different header, again all in stone, is distinguished in four bodies. The first is an oven with drying room, very beautiful, all in stone. The second is a former stable and hayloft building with cellars underneath, of about 40/50 square metres per floor adjoining shed, the third building, also detached, is a further former stable with hayloft with an adjoining shed with a total covered area of approximately 120 square metres. The fourth building is instead the living block that consists, on the ground floor, of a large ex-stable room, cellar with stone vaulting. Still another storage room ex cellar/stable. We then have the living part with a storage room, a habitable kitchen that leads to a bathroom and a large hall. The interior leads to the first floor where we find two bedrooms of normal size and height, two very nice rooms but of reduced height, more or less 2 metres.Communal water, electricity, septic tank / cesspit, wood burning stoves, single glazed wooden windows.Property that, with appropriate renovation, could become unique.
