Can foreigners purchase property in Brazil?
Absolutely, foreigners are permitted to purchase property in Brazil.
2) What do I need to buy property in Brazil?
Every one buying or selling property in Brazil needs a Brazilian tax code number called a CPF number.
3) How do I obtain a CPF number?
My wife is able to assist you in obtaining a CPF number for a fee. It's a lot easier to obtain a CPF number whilst physically in Brazil. Your passport is used for identification.
4) How far is the airport from the beach house?
Approximately a 30-minute drive.
5) Can I obtain property deeds for the land?
Yes, you can obtain property deeds for the land.
Note. Deeds are issued exclusively upon full payment for the land.
6) How long does it take to obtain the property deeds and what are the closing costs?
When we purchased the house since it has clean deeds we managed to obtain the property deeds in three weeks time. However, this is only a guild. At holiday/vacation time the Notary Public offices are closed so it will take long at say Christmastime.
7) Does the house have clean deeds, any debts, liens or outstanding bank loans?
The land has clean deeds, zero debt, no liens or bank loans. Also, all property taxes are up-to-date and all paid all property and land in Brazil have clean deeds.
8) What are the closing costs?
Approximately 6% of sale price. My wife can help and assist you in obtaining title deeds and her fees are 5%. You can obtain title deeds yourself if you want to save money.
Are foreigners allowed to reside in Brazil?
Yes. For example, Europeans can live in Brazil for 6 months out of 12 months.
10) If I want to live full-time all year in Brazil do I need to obtain a permanent visa?
Yes. Our accountant can advise about the different visas and costs.

11) What is there to do at the beach?
If you scuba dive there is a nice coral reef. There is also a water park and boat trips etc, a few bars and restaurants.
