The main house has a two floors of living quarters that can be used as a single house or two apartments. The 1st floor has a fully screened in kitchen, living room and a master bedroom with full bath and walk-in closet. The 2nd floor has a master bedroom with full bath including a cast iron pedestal tub, full shower, wardrobe and living room. Access is through 2 sliding glass doors in the bedroom and living room. There is a patio with ocean views surrounding the living quarters. The 3rd floor is a full ocean overlook kitchen and dining area for 12+. The 4th floor is a 20sqm view deck with 360 degree views of the Sulu Sea to the east and the majestic mountain range to the west. The cottages are designed for quests, staff or can be used as rentals. Both have kitchens, toilet/shower and dining areas. The large cottage is a large master bedroom full and bunk beds. All rooms have ceiling fans and the building is screened against pests. The small cottage is 1 bedroom with a small kitchen and dining area with ceiling fan. The bedroom and bath are air conditioned. The cottages are excellent income opportunities.
All buildings were built to Western quality standards by the owner on site, designing and managing every detail. The structures are built to withstand the strongest storms. It?s a unique one of a kind design using concrete and steel with hardwood highlights. Construction was completed July 2019. Construction material costs have now increased 40% so to build from scratch is very costly.
There are numerous varieties of indigenous fruit bearing and non-fruit bearing trees plus a variety of plants and flowers. We strive to revive and sustain the native flora and fauna. It's a walk in a tropical garden. There is also a chicken coop with free range chickens, ducks and goats.

About the Area
This property is within the city limits of Puerto Princesa but is still rural and private. We live in the midst of many species of tropical birds. Cockatoo and Parrots are frequent visitors as well as eagles, hawks, fruit bats, owls and many variety of mangrove and sea birds. Mornings are a symphony of bird songs. Puting Buhangin (White Sand Beach-see pics) is 15min walking distance. A great place to enjoy the day swimming and snorkeling the coral clusters. Turtle Bay is just a short walk south and has sea otters as well as dolphins and the occasional whale shark. Massively thick mangroves surround the peninsula. Wild life is abundant. There is an open market nearby with fresh vegetables, fruit and fish. There are also a few small resorts with restaurants and bars close by.
