This house has the best of both worlds - it feels like you are living in the country, but you have all the advantages and facilities of a modern town, with excellent schools and health care, amazing sports facilities, arts facilities and all just 4 minutes away, and of course good WIFI.

La Bergerie house is a large property and is extremely flexible. The house has two wings which can retain their individual character or be opened up as one large country house. The newest part (the east wing) was built in 1936. It comprises a fully fitted kitchen, lounge, dining room, and conservatory. The entrance hall has a toilet, access to the cellars and the upper floors. On the first floor there are three en-suite bedrooms, (two doubles with balconies) and a single overlooking the pool. On the second floor there are a further two bedrooms with a large shower room and separate toilet,
The west wing can be accessed directly from the terrace overlooking the garden and pool. The entrance has a cloakroom and toilet, and a pleasant sitting area with access to the cellars and the lounge. The large open plan lounge is light and airy with an insert wood-burning fireplace, with glazed double doors into the dining room . This leads into a modernised kitchen which opens onto a large terrace and a utility room. There are two stairways leading to three bedrooms and two shower rooms and a further stairway leading to a playroom/studio/etc before entering the master en suite bedroom, with a large velux window overlooking the garden. The cellars have been modernised to contain a health suite, with changing rooms, a large sauna (for 8 people), relaxation/gym area, showers, toilet, and a wine cellar. There is also the oil central heating condenser boiler which is serviced annually. Double glazed patio doors give direct access to the garden and swimming pool.
The house is set in 5 acres of peaceful and mature garden. There are lovely shrubs, vines, blackcurrants, raspberries, an olive tree, laurel and hazel, large lime and magnolia trees, and palm trees too. There is an orchard with black and red cherries, peaches, nectarines, apples, plums, pears, and mirabelles, with figs, walnuts and almond trees too. Vegetables can be grown without a greenhouse - tomatoes, peppers, courgettes, cucumbers, melons etc. The 12m x 5m heated swimming pool has a fully paved terrace and is walled and fenced for security to comply with the strict French regulations. There is also a shaded area at the side of the pool, as the pool area is a real suntrap.
The rustic chalet was built fifty years ago as a pavilion in solid oak. It comprises a covered balcony, a lounge with dining area and kitchen, shower room and two bedrooms. It would also make an ideal ?granny-flat? especially as it is all on one level.
The outbuildings comprise of a tool shed and covered area outside the kitchen which is ideal for drying washing or sitting in the shade, and a wood store. There is a large double garage and a lean to. There are enclosed areas for small animals- hens and pigs, and a paddock with an old stable for donkeys or ponies, but no animals are included in the sale.

Châtellerault, on the River Vienne, has everything you could want. With a population of 31000, it has a rich, historical and architectural past with its Henri IV bridge, constructed over 400 years ago, links to Mary Queen of Scots and its many 15th, 16th and 19th century mansion houses. The fiefdom of René-Descartes is now home to numerous cutting-edge companies, specialised notably in the aeronautical and automobile industries. Part of Poitiers University is based in Châtellerault, and the town hosted the Hot Air Baloon World Championships.
It has a choice of good schools, fantastic sports and medical facilities, a hospital, a multiplex cinema, a second cinema, lots of theatres, a music and dance school and even a circus school. There are lots of pavement cafés and restaurants to suit every budget. It is very French, with outdoor markets, indoor markets, supermarkets, exhibitions, and a lake and forest to enjoy. There is a Jazz festival, a Classical Music festival offering first rate concerts and a Chocolate festival. There are numerous sports clubs (not expensive) and 4 excellent golf courses (2 just 20 minutes from the house), another lake with pedalos, kite surfing and dingy sailing, as well as parks and nature reserves and of course nearby vinyards.
Travel links are good as the house is 5 minutes from the A10 Paris to Bordeaux motorway. The station is 4 minutes away and is on the main TGV line to Paris (1 hour 30 minutes) and Bordeaux. It is 25 minutes from Futuroscope, 30 and 50 minutes respectively to Poitiers and Tours airports, both normally having flights to London and elsewhere, and just 90 minutes to the Atlantic coast.
Most of the furniture, linens, duvets etc in the east wing are also included in the price so that you could move in and start earning an income straight away. The property has a good, relaxed feeling to it.
We moved from Scotland to La Bergerie in 2002 when our kids were 8 and 10 years old. It was a wonderful adventure. We ran half of our house as a B&B, or self catering gite, and rented out the chalet too. In the school holidays, we ran English language residential courses for French teenagers, with all activities on the premises, and it was great fun. Our kids did well at the French schools and are both bi-lingual, honours graduates of top UK universities and in good jobs. They say moving to France was the best thing we could have done for them. We are now selling our property in Châtellerault, and hope someone will have as much fun with it as we had.
We have drastically reduced the price and are now asking for only 395000 euros.
