Restored in 2006, Casale del Piano is an authentic Umbrian farmhouse in stone and tuff, set on three levels and divided into two independent, mirror-like apartments, of about 130 square meters each, connected by a covered external staircase. The upstairs apartment is also accessible from the characteristic loggia on the back of the farmhouse. Each apartment is composed as follows: entrance, large living area with fireplace, kitchen, two double bedrooms and two bathrooms. The property is completed by the annex of about 36 square meters, restored in 2008, consisting of an open space with kitchen and living area, and a bathroom with shower. There is also an external wood oven. On the ground floor of the main farmhouse there are two large paved garages and a tuff cellar. Next to the cellar you will find the technical room, and a short distance away a small garage. The land, which extends mainly to the slopes of the Rupe, extends for over 2 hectares and is composed partly of arable land, partly of vineyards and the remainder of olive groves and orchards. The water source ensures this precious resource all year round.
State of repair
The finishes of the apartments are very similar. Exposed beams for the ceiling, handmade terracotta floors, and parquet in the sleeping area of ''the apartment on the first floor. Part of the property is fenced and accessed via an electric gate. Updated wooden window frames with double glazing and screens. The perimeter cavity keeps the main body dry, avoiding contact with the ground.
Utilities
The main utilities are connected. The water is supplied through the municipal aqueduct and there is also a spring. The heating is powered by LPG, with an independent system for each apartment. In the first floor apartment there is also a pellet stove.
