It is in walking distance of the village of San Valentino in AC.

The village of San Valentino AC is 2 minutes by car, 15 walking. It offers a small well stocked supermarket, independent grocery and vegetable shops, Bank, Pharmacy, hairdresser, numerous bars and Pizzerias plus the award winning gelateria. San Valentino has its? own small hospital where appointments can be made with visiting specialists and where remedial treatments are undertaken.

THE DETAIL

This property comprises a recently built villa plus an old stone cottage which could easily become a delightful guest house. The main house sits in the centre of its grounds and is approached through a curving gated driveway that passes through a fenced orchard of fruit and nut trees. The land is also home to 45 olive trees of mixed variety that, when harvested, produce the finest extra virgin olive oil.
This impressive villa was bespoke designed and built to enjoy the spectacular Majella park and provide great creature comforts, It sits in its? own grounds of 1.7 hectares which slope gently to the South. It has terraces which wrap around, large double glazed windows and double glazed exterior doors that bring in the light and take full advantage of the spectacular panorama that surrounds.

The villa sits over two levels The main accommodation is on the upper level accessed by 6 steps that lead to the main glazed rear door. Internally the two levels are serviced by a generously proportioned central wooden staircase. The dining room gives access to a hallway that leads to the large, air conditioned, master bedroom complete with a full wall of wardrobes and an en-suite bathroom hosting both a walk-in shower and double ended bath. The bedroom also features windows that view West, South and East. A glazed door gives access to the main terrace.
Adjacent to the dining room is a modern kitchen furnished with a wall of fitted cupboards and a large marble topped island ideal for casual dining. This is the only room that does not face the Majella, instead it looks North onto the orchard.
Also adjacent to the dining room is the lounge. The lounge has South facing glazed doors that also lead onto the sheltered terrace area. Again, with views of the Majella mountains, There is a large window to the East again overlooking the mountains. The lounge has a modern ?Nordic log burner.
From the entrance hallway the wooden staircase leads down to the ground level which immediately gives access to the impressive open plan games room. This room is complete with full sized snooker table. There is ample room for entertaining. Leading off the games room are two sets of doors that lead to two ground level covered terraces.
Down a short hallway in the games room there is guest bedroom #2. This large double bedroom is open linked to a large beautifully appointed bathroom and double doors that open to the front garden.
Returning to the games room there is a hallway giving access to a ?bootroom?, bathroom and to the double garage and cantina.
The garage is serviced by two electrically operated roller shutter doors and has been future proofed with both power and plumbing and piping for central heating radiators.
The cantina consists of two distinct areas. At one end is the wine cellar and general storage whilst at the other is home to the laundry, ?bootroom?, and biomass central heating boiler.

The stone cottage is as you enter the drive to the villa. It has a bathroom one bedroom (which once was two) lounge, kitchen and a storage area. Up to 20 years ago it was still occupied, and could easily be returned to habitable use. From upstairs from one window you can see the sea at Pescara
Below the villa is a productive vegetable garden and a large workshop which is currently equipped for woodworking This is 11X 6 metres and is served by electricity and water and is prepared for a toilet. The vegetable plot is fully fenced and for irrigation is served by a large underground water store that collects water from the roof of the main property.
