Situated in a peaceful valley with spectacular views in all directions, and with plenty of privacy and tranquility, this country house is divided into 6 apartments, plus a private 2-bedroomed apartment in the attic . There’s a wonderful landscaped garden, heated swimming pool and outbuilding. This outbuilding, with a ventilated roof and wood burner, has a studio apartment of 70 sqm, and a large storage/garage of 100 sqm underground.

The current owners are very eco-conscious and want to reduce the carbon footprint of the business as much as possible. Therefore they have installed solar panels, photovoltaic system, ozone system for the pool, LED lighting, electric car charging points and rainwater irrigation. They also work with local ethical businesses that give back to the community and use cruelty free products.They have won many sustainability awards for the eco approach and this appeals to their clientele.

Apartments

Each of the six apartments is large, airy and light, with a well-equipped kitchen, including granite worktops and all appliances, and a modern, stylish bathroom with powerful shower. Wi-fi is present throughout.

Guests can enjoy the garden and pool areas. There are lots of spaces to chill-out tables and chairs so the guests can eat in the fresh air and enjoy the view while they relax. The heated pool (15m x 5m) is surrounded by a large decked area with sun loungers and shades. It gets the sunshine all day long so the guests can relax and soak up the inspirational views of the rolling hills, each topped by a medieval village. There is a vegetable and herb garden with figs, cherry, walnuts and plum trees and 50 olive trees for an annual production of 80 litres of olive oil. There is an original outdoor brick bread oven where guests can have a go at making pizza.

Private apartment: (126 sqm): 2 double bedrooms , large living room, separate kitchen, bathroom and storage.

Business

The property has been renting out the apartments on a weekly basis since 2006, mainly in the summer period, with an average annual income of around 80,000 euros. The clientele is international, with an average

of 85% book direct rate and more than 500 5 star reviews on Tripadvisor.

There is potential to increase business outside the summer months, but the current owners enjoy the spring and winter alone.
