This is a great apartment with stunning views. It is an ample, well proportioned, two bedroom, two bathroom apartment with garage in central Montella, province of Avellino in Campania, Southern Italy.

Montella is a small town, surrounded by beautiful countryside, within the Monti Picentini Regional Park (Parco Regionale Monti Picentini). It is a hillside, semi rural town, famous for producing chestnuts.

Away from the usual tourist trail but within easy reach of Naples, Salerno, Pompei and the Amalfi coast. It is also only two hours from Bari, three hours from Rome.

Other local places of interest are Verteglia (mountain retreat with restaurants), Monte Terminio (mountain retreat), Lago Laceno (where you can spend the day at Lacenolandia, visiting the lake or ski in the winter) and Atripalda (wine tasting on one of the local wine trails).

Montella has many local amenities, including some great restaurants, bars and ice-cream parlours, family run shops like local supermarkets, bakeries, green grocers, delicatessens and cake shops (pasticcerie). There are even more amenities around Montella, in neighbouring villages and towns, within a short drive. It also has a local park ?La Villa? (Parco Pubblico Villa C e E De Marco), laundrettes, banks, a post office and a weekly market on Thursday morning. Local produce is absolutely second to none. It now also boasts two larger supermarkets just outside, on the doorstep of town.

The apartment would make a wonderful country retreat yet only about an hour by car from the nearest beach. It is an ideal home, holiday home or relocation home for anybody wishing to move or return to Italy after being away.

The apartment itself is situated within a modern apartment block, with a lift, built in the mid 1990's. It enjoys spectacular mountain views and is perfectly orientated to keep you cool during hot summers and warm during cold winters. Montella, being at a height of about 500m above sea level, experiences all seasons. The building itself is very centrally located yet in a very quite area.

It is one of many apartments in the complex, however, is one of only nine apartments, over four floors (ground, first, second and third) in this particular building. The apartment is on the second floor. Entry is up a handful of steps or easy access ramp, through the main front door into a communal area. Here you can use the lift or stairs to access the wide front door of the apartment. Alternately, you can park below the apartment building, in the garage, in the basement and take either the stairs or lift to the front door of the apartment.

The apartment is all on one level. You enter it through the front door into a large hallway. All rooms lead off the wide hallway and are external facing except for the walk in larder/ storeroom.

It boasts an almost entirely wrap-around balcony. The only room that does not lead onto this, the living-dining room, has a balcony all of its own.

The apartment has wooden, double glazed windows and doors throughout and all but one has aluminium external shutters. The flooring is tiled.

The kitchen is a great size, with plenty of room for a dining table. There are wonderful views from the window and there is a door that leads onto the wrap-around balcony. It has a wood burning stove as well as gas top hob. The heating is also either wood burning or gas central heating. The boiler is recently fitted.

The master bedroom is large, measuring approximately 6m by 4m. It can easily accommodate a Super-King sized bed. It currently has a large double bed with lovely ironwork bed frame, wardrobes with lots of storage space, two chest of drawers, two side cabinets and a seating area.

The second bedroom is also a well proportioned double bedroom. It currently has a small double bed with wooden bed frame, wardrobe for storage, bed-side table and chest of drawers.
Both bedrooms have French doors leading onto the wrap-around balcony with views.

The family bathroom currently comprises of a shower, sink, and wc. You could easily reintroduce a bidet and bathtub with overhead shower (its previous layout). The second bathroom has a wc and currently doubles-up as a utility area, with a utility sink and washing machine. This could be re-configured to be a full bathroom or private en-suite to the master bedroom instead.

The living-dining room is another large space approximately 4.7m by 7.8m and currently not used to its best advantage (was kept for more formal use). It also currently has a small area given up to sleeping arrangements for a short-term guest. The room can very easily be updated and brought into daily use. There is lots of space for a dining area and dedicated seating area. A large table, sideboard and three piece suite would fit easily. The room has French doors leading onto its own balcony approximately 4m by 1.7m, with uninterrupted views across the valley.

Last but not least is the very handy walk-in larder and or storeroom, found almost opposite the kitchen for easy access.

This apartment comes with a full sized garage, located in the basement of the building and currently being used for storing wood.

This is a typical Italian apartment, that needs a little work but once done could be absolutely perfect. There is even scope to change the layout to increase the number of bedrooms to three; or alternatively have an open plan kitchen, living-dining area.

There are DIY shops, furniture shops and even an Ikea store within a small radius of Montella, for help with refurbishment.

Just to add, the Montellese are big fans of mountain biking and outdoor pursuits and of course they have their fair share of feste too!
