Dominated from above by the monumental Basilica of Sant`Ubaldo which houses the incorrupt remains of the Patron Saint, Gubbio hosts architectural masterpieces which symbolize and recall the power of this medieval city-state. Gubbio is considered by many to be the most beautiful medieval city in Italy. Among the most important events that are organized in the city, the Corsa dei Ceri and the historical re-enactment of the Palio della Balestra undoubtedly deserve special mention.

Description
L`Alba su Gubbio (Sunrise over Gubbio) is an ancient farmhouse nestled in a privileged and panoramic position just minutes away from Gubbio, accessible via a short stretch of gravel road. Key features include the expansive grounds, proximity to the town centre, privileged exposure, architectural quality of the building, good structural condition following anti-seismic interventions, and the possibility to customize interior spaces by creating multiple residential units or a large villa. The main farmhouse rises over 3 above-ground levels for a total of approximately 490 square meters, with beautiful facades in locally squared stone. The ground floor currently does not have a residential designation but is functionally divided into separate areas and is suitable for various purposes. To the left of the main entrance, there are 2 large rooms used as storage space, currently a temporary accommodation with a toilet. They can be easily converted to create a large living area. To the right of the main entrance, there is a non-residential portion on two levels (storage room and ham aging room) and a spacious warehouse. Other accessory rooms are accessible from the rear of the building. The prevailing exposure is to the east; the lands, which have not been subjected to chemical treatments, cover an area of 7 hectares in total: they are well-workable and not too steep.

State of repair
The finishes of the main farmhouse are rather modest; the last renovation dates back to 1994 and internal improvements are needed to bring it up to current living standards; redistributing the internal spaces is advisable to create a large living area on the ground floor and bedrooms on the upper floors. The structure (roof, main walls, floors, foundations) has been earthquake-proofed and is in excellent condition. The windows are made of pine with double glazing; they, along with the wooden external shutters, require restoration/replacement. The floors on the first floor are made of industrial terracotta; on the ground floor, in some rooms, they are in single-fired ceramic. Large areas of the main property lack flooring. The bathrooms require a restyling.

Utilities
The property is not connected to the public water supply. There is a private well, in addition to a large storage tank. An Imhoff tank and a percolator filter are regularly connected. Alba su Gubbio is equipped with a photovoltaic system installed in 2010, with a capacity of 10.8 kW, generating annual revenues of approximately 6,000 euros. Heating systems need updating
