Location
The property is placed in a hilly panoramic zone; the center of Bettona is reachable in a few minutes on foot. Bettona is one of the most characteristic medieval centers of Umbria and is listed among the most beautiful villages in Italy. The old town is completely surrounded by a medieval wall with alleyways, squares, churches, fountains, and museums inside. Outside the walls, there is a beautiful typical Umbrian landscape that ranges from Lake Trasimeno in Montefalco, passing Assisi and Perugia. Perugia is 20 km away, Assisi and S. Podere del cantico is a magnificent farmhouse overlooking Assisi characterized by a large living area with windows that make the rooms pleasant and bright. The farmhouse is arranged on three levels, taking advantage of the gentle slope of the land. On the ground floor, there is an entrance, a kitchen with a fireplace and a large dining room, a very bright double living room with two fireplaces. The large windows overlook the beautiful valley; the living room gives access to a terrace suitable for outdoor dining. Two bedrooms with en suite bathroom complete the ground floor. On the first floor, which is accessed via a comfortable wooden staircase, there are three elegant bedrooms each with a private bathroom. The staircase leads to a mezzanine floor suitable for a study or a small living room. In the basement, we have a large garage-cellar with boiler room and laundry. A few steps from the main house, in a panoramic dominant position with a view of the valley, an annex of about 25 sqm is placed. The property includes a land of about 1.6 hectares with a garden where there are about three hundred and fifty olive trees. Possibility to build a pool next to the buildings.

State of repair
The farmhouse was restored at the beginning of 2000, preserving the characteristics of the original building. Exposed stone, terracotta floors, wooden beams, and bricks give a traditional taste to the property which can nevertheless be considered as modern thanks to its functionality and the presence of all systems. The window frames and doors are wooden.

Utilities
All utilities are present and functioning, including the alarm system. There is also a well. The heating system is with radiators and gas boiler fed from an underground tank, the water supply is through the connection to the municipal waterworks. Energy class `G`.

Land registry details
As for town planning, the farmhouse was built before 1967 and later was modified/restored according to the regular concessions/building permits. From the cadastral point of view, the property is regularly registered at the Catasto Fabbricati for the municipality of Bettola and the land at the Catasto Terreni for the same Municipality.

Ownership Details/Contractual Obligation
The property is owned by a private individual and the sale is subject to a property registration tax of 9% on the registered value if purchased as a second house or 2% if purchased as the main residence. The land is subject to registration tax of 12% from the declared value.
