Location
The Casale del Sentiero, immersed in olive groves and close to a hamlet, from its hilltop position overlooking the Umbrian countryside, is only 10 minutes from the centre of Spoleto, a renowned and touristy city of art. Description
The farmhouse, accessible via a dirt road and then via an impressive stone staircase, consists of two units: a main flat on the ground and first floor and a flat in the basement. The total gross area is approximately 330 square metres, excluding the terraces. A small portico with a characteristic wood-burning oven leads to the main flat, which is on the ground floor and consists of a kitchen, a living room with a fireplace and a dining room, all in the typical rustic Umbrian style, as well as a bathroom and a storeroom. This flat has access to a large, panoramic outdoor terrace. A terracotta staircase provides access to the first floor, where there are two bathrooms and three large bedrooms, from one of which it is possible to access the terrace below via a staircase. The guest flat is located on the basement floor. It has a completely independent entrance and is divided into a living room with a kitchenette, two bedrooms and a bathroom; from one of the bedrooms, there is access to a terrace with a view of the garden, where it is possible to spend relaxing moments and enjoy breakfasts, savouring the first light of the sun. The property is completed by a garden and a beautiful swimming pool surrounded by olive trees and in a position that allows complete privacy.

State of repair
Casale del Sentiero, completely renovated in 2000, with the roof with pantile roofing redone in 2010, with exposed stone externally, is in excellent condition. The architecture and furnishings are typical of Umbrian country houses. Internally, in the main flat, the floors are terracotta in the living area (excluding the kitchen which has tiles) and wood in the sleeping area, while the ceilings are wood. In the guest flat all the floors are terracotta and the ceilings are wooden. The bathrooms are all nicely renovated and some have freestanding tubs and retro style.

Utilities
All the utilities are present and functioning. Heating is by radiant panels with a methane boiler. The water supply is through a connection to the public aqueduct. Energy class G.

Land registry details

Ownership Details/Contractual Obligation
