The land was purchased in 2008 through company Mayan Sun Paradise Ltd. which we have solely set up for this purpose. The land's title was checked by Steward title Riviera Maya. All the documents are with our lawyers and we are ready to sell.
The land itself is unique land located in peaceful part of coast with the most beautiful beaches. The land is quite large as it has 85 meters of Caribbean coastline and it is 123 meters deep, 2.2 acres. The closest large town is Mahahual distant 40 min. drive form the land. There is small airport close by for private jets or planes. Area is very pristine and secluded as there is only one way road on this part of coast and not many people go there. That is why most of boutique hotels and villas have wealthy clients who like to enjoy privacy. Service is all inclusive with custom made private tours to Mayan ruins, cenotes, scuba diving, fishing... There is good road access but clients normally fly to the small airport nearby where they are picked up by car and driven to the resorts. The area is still very pristine with little construction but 99% of land has been already purchased by wealthy people and corporations few years ago. The lots on this part of coast are very scarce. The land consists of pure white coral sand with lash vegetation like chit palm and coconut palms. The water is very clean and shallow for 200 meters.
Present building allowance density on the land is to build villa or boutique resort. There is also government rule which allows pier to be built on every 350 meters of the coast. Because there is none so close the pier can be built right in front of the property. Land would be ideal for someone who enjoy sailing and have own sailboat or for someone who can fly there as the airstrip is only 2 miles away from the land. Area around the airport is by government development plan designed to facilitate new town called Pulticub in the future with regular tourist service along the coast from Cancun (Mexico) to San Pedro (Belize).
