The location offers a desirable and central living environment characterized by a mix of residential (single-family, two-family, and multi-family homes) and commercial properties.
The property is situated near the center of Breyell. Shops for daily needs, such as supermarkets, bakeries, pharmacies, and banks, are within walking distance or a short drive. Haagstraße is a quiet, traffic-calmed street with excellent transport links. The A61 motorway is just minutes away, providing quick access to Venlo (Netherlands) and Mönchengladbach. Building description:
The living area is unknown. Based on our own measurements, it is estimated at approximately 120 m².
This semi-detached, two-story house was built using solid construction methods and has virtually no basement (only one cellar room accessible from the outside). It is faced with attractive brick. The timber-framed gable roof was re-covered around 1999 and, as far as can be seen, is insulated with wool. The spacious attic offers potential for conversion (subject to approval). The extension has a flat roof.
Most of the windows were replaced with double-glazed PVC windows (excluding skylights) about 10 years ago. A few single-glazed wooden windows remain. Some of the ground floor windows have PVC roller shutters. The front door, interior doors, and staircase are all made of wood.
The flooring varies: wood planks, carpet, and tiles.
The house is in need of renovation. The charm of the old building can be preserved by refurbishing the wooden elements, such as the floorboards and staircase, thus enabling stylish living.
It should be noted that traces of dampness are visible in the living spaces.
