On the 1597 m2 land there is a 59 m2 partially renovated house. The size of the house can be increase by 14 m2 as there is a room with a separate entrance connected to the house. There is also a small 15 m2 house on the plot. The property is located on a very quiet street and the houses are on the opposite part of the plot compared to the street therefore you will not hear any cars passing at all.

The 59 m2 house was built in the 1950`s from brick and adobe.

The roof has been renovated on the main house, this included changing the necessary wood parts in the roof as well. A new gutter was also fitted onto the roof.

The heating system in the main house is half ready: there are new radiators, there is no gas boiler yet and the heating pipes have not been connected to each other yet.


The house has electricity (380V), water (from the well) and gas. The water pipes are new in the house. A new septic tank needs to be built (the house has no connection to the central sewerage system).

Four windows in the large house are new insulated plastic windows, the other are the original wooden windows.

The house has got a 15 cm slab insulation. The has has been plastered, using air-permeable plaster. The concrete floor is totally new in the house and there are specific stones underneath it for drainage ("vízelvezető kulé" in Hungarian)

About the small house:

There is a gas convector in the small house for heating. The roof is covered by slates. It has no electricity but there is water in it from the well. The windows & the door will have to be changed on it. It needs to be renovated overall.

About the land:

There are plum trees, grapes and elderflower on the land. There is also another outer building (60 m2) for firewood/keeping animals. A part of this 60 m2 outer building could be turned into a garage too.


Hangony is a village with about 1500 inhabitants. The village has food stores, doctor and known for hiking its hiking trails and the Hangony lake. The Bükk mountains nearby offer plenty of recreational activities. In Ózd (nearby town) you will find all the major supermarkets and swimming pool. Within 20 km you will find the thermal bath of Csíz. The region`s famous caves in Aggtelek are the largest in Europe and can be explored via English guided tours. North-Hungary is also well know for its famous wine regions (In Eger & Tokaj) and thermal baths.
