Fascinating property situated in the countryside amidst the soft rolling hills between Todi and Lake Trasimeno.

The property is composed of a large, partially restored, farmhouse and 3 annexe buildings.

During the course of time the main house has been enlarged several times: the most antique part was built in stone, whereas the enlargements, one of them a tobacco tower of more than 10 meters high, were built with bricks.

The building has three floors with an overall surface of 500 m². It is possible to add another two floors within the tower of 25m² each. A lot of the original materials are still present and many of the architectural details typical of the Umbrian countryside can be recuperated.
The roof has been completely redone some 20 years ago, with impressive chestnut beams and traditional eaves tiles, whereas the former stables still have the original stone floors and mangers.
The rooms are spacious and bright and offer many possibilities of organizing the internal layout. The whole structure would lend itself perfectly to the realization of a country-house or B&B.

The main house has a sound structure and on the first floor several renovation works for a surface of 90 m² have been accomplished. The annexe buildings - a pigsty (73 m²), a shed (50 m²) and a garage (26 m²) are in need of complete renovation.

The approx. 3000 m² level land around the house is completely fenced and comprises a small orchard and a functioning well.
An age-old mulberry tree offers a shady area during the hot summer days.

It could be possible to buy more land.

Renovation of first floor:
Consolidation and cork insulation of floors and walls, wiring and plumbing (only connection with suppliers is missing), natural lime plastering, cleaning of the terracotta ceilings and beams, new paving using original terracotta floortiles, herbal purification drainage – already installed with the possibility of also connecting the annexe buildings, oak windows, wall tiles and accessories in kitchen and bathrooms, predisposition for wood-burning boiler.
