This fantastic Agriturismo business is situated in the south of the Marche, about 40 km from the Adriatic coast and 20 km from the Sibillini Mountains. The property is set on flat area, in a quiet and rural location, with breathtaking views. The village of Gualdo with all basic services is 1 km away. Within 40 minutes by car, you can reach the beach.

The property dates from 1972 and it has been carefully restored to maintain authenticity and character.

The main house is on two floors, (total approximately 250 sm2): with a private large living room/kitchen with wood stove and infrared heating, large portico and internal staircase leading to the basement where you can find 3 private bedrooms and a bathroom.

On the ground floor there is a separate apartment with living room/kitchen, 2 bedrooms and bathroom.

On the first floor there are other 2 separate apartments with living room/kitchen, 2 bedrooms, bathroom and panoramic balcony.



There is also an outbuilding of 60 sqm with a large bar and 5 bathrooms and 5 showers for the campsite, 6 washbasins and wash machine.

The current capacity is for 100 people (3 apartments and 10 glamping sites, 3 Mobil homes and 7 camping pitches) but there is the possibility to increase the capacity by enlarging the camping to 25 places respecting the rules for agricamping.

Land

Agricultural land of 55,000 m2 is as follows: 5000 m2 with lavender, 1 Ha is forested land, 3 Ha of arable land with the largest proportion covered by grain and there are also olive, cherry, pear, walnuts, fig, apricot, peach and apple trees.

From its inception, the Agriturismo had used an online booking system; approximately 97% of bookings are direct.

Approximately 60% of bookings for a season are already booked by the end of January.
140 to 180 bookings per season with 30% returning guests
